You’re sitting with an agent.
They’re warm, engaging, confident – maybe even a little charming.
They’ve walked through your home, asked thoughtful questions, and given you a price guide. You’re just starting to consider your next move when they say:
👉 “You know what? I actually have a buyer for this home.”
👉 “They’ve got the budget you’re thinking – maybe even a little higher.”
👉 “They just missed out on something nearly identical. Can I bring them through?”
It sounds perfect.
Easy.
Effortless.
Too good to be true?
Because it usually is.
🎯 The Real Agenda Behind “I Have a Buyer”
When an agent says they already have a buyer for your home, it’s incredibly tempting.
You start imagining a simple, fast sale without the hassle of photography, opens, or marketing campaigns.
But here’s what you really need to consider:
💬 Reality #1:
It’s a strategy to sign you up.
Many times, the buyer is imaginary – or not remotely suitable for your property.
This phrase is a hook, designed to make you feel like you’d be crazy not to act now.
Once you’ve taken the bait and signed the Form 6, the agent’s goal is complete – even if that magical buyer never eventuates.
💬 Reality #2:
Even if they do have a buyer, it’s only ONE.
And here’s the issue with one buyer:

You have no other offers to compare it with

You miss the opportunity to create competition

You won’t know if it’s actually a good price… or just convenient for the agent
We’ve said it before – the best price in any market is achieved by generating genuine demand, not one secretive inspection behind closed doors.
💬 Reality #3:
No buzz = no FOMO = no urgency.
Even a serious buyer can go cold when they’re shown a home in isolation.
No open homes.
No other buyers.
No sense of competition.
Without that “fear of missing out,” the pressure’s off – and the offer might reflect that.
💬 Reality #4:
The worst case? There is no buyer.
Yes, it happens.
Sometimes agents pretend to have a buyer:

To make you feel confident and move forward with them

To later use made-up buyer “feedback” to condition you to a lower price
This is real estate manipulation at its worst – and unfortunately, it’s more common than you’d think.
🚩 Red Flag Alert
If you meet with an agent and they later call you to say they’ve just found the perfect buyer – be wary.
It’s also critical to know your rights:
➡️ An agent cannot legally tell anyone your home is for sale, bring a buyer through, or even mention your address without a signed Form 6 appointment.
➡️ Doing so can result in a hefty fine (as of 2025, it’s $28,750) under Queensland legislation.
➡️ And worse still – it can damage your future sales campaign.
Buyers who hear about your property informally might assume it’s already been on the market. If they see it advertised later, they may think it’s stale, undesirable, or overpriced.
All this from a single “I’ve got a buyer” line.
So What Should You Do?
✅ Protect your privacy
✅ Choose an agent you trust
✅ Launch properly – with a clear price, strong marketing, and real strategy
The right buyer is out there – but they deserve a fair shot at seeing your home, and you deserve the opportunity to know you’re getting the best result.
